Roof replacement is one of the most important and affordable upgrades you can make to your homes exterior. There’s many roofing options and roof systems on the market, the most common roofing material in Bergen County and on most residential roofs is Asphalt Roof Shingles. Whether it’s Architectural (Dimensional) Shingles, 3 Tab shingles or roll roofing, a new roof adds many benefits to your home. Some of the brands we use are GAF Roof Shingles, Certainteed Roof Shingles and Tamko Roof Shingles, all come with a lifetime warranty. They are also warrantied for 10 years against algae formation.
Benefits of a new roof:
1. Ice Shield
The first advantage of replacing your old roof shingles is getting rid of multilayers of excessive weight on your home. Once removed we can inspect and replace any rotted wood and inform the homeowner of any insect infestation. We allow 2 sheets of CDX plywood at no charge in all our roofs. One necessary advantage in a total removal of old roof shingles is the ability to apply an adhesive Ice Shield membrane to the eave perimeter and valleys. Applying Ice Shield to the eaves and wrapping onto the facia, prevents ice damming which stops the back flow of water over the tops of the gutters and into the walls of your house. When we install Bay Windows for example, we find major water staining or mold on the tops of the old Bay window frames that indicates water penetration has been active for many years. On many roofs installed before 1990 there was no Ice Shield installed under the eaves
Since 2012 the IRC requires the installation of a water and ice dam protection membrane in place of typical underlayment along the eaves as part of asphalt shingle, metal shingle, slate, and wood shake and shingle roof systems in areas with a history of ice dam formation. The code requires the ice dam protection membrane extend at least 36 inches past the exterior wall line of a building.
2. Energy Efficiency
Believe it or not your roof can help cut down on your energy bills. Adding new Asphalt Roof singles gives you the opportunity to ventilate your roof and attic space properly with ridge vents. The rising hot air escapes passively through the ridge vents and will will keep your attic as well as the inside of your home cooler in the warmer months.
3. Curb appeal
When you view your home from curbside and see cracked, curled, stained or worn roof shingles, it blemishes the homes overall aesthetics even with new windows and siding. A brand new roof with GAF Timberline HD shingles can upgrade the entire appearance of your homes. We at Jamar can help you pick the right style and color to compliment your siding color.
4. Resale Value
If you’re in the market to sell now or in a few years and are on the fence about re roofing, studies have shown you can typically expect to see 60-85% return on your roofing investment and it makes for a quicker sale. We’ve had calls from homeowners who were told by the buyers house inspector to change the roof or sections of the roof. This slows down the selling process and can turn people off to the sale. Buyers want a turn key home and a new roof is a big selling point.
